A bit of a rarity for Lincoln has the green light to move forward: 189 apartments in the city’s Twelve Bridges development area.

Entitlements secured, it’s probably just a matter of time before work begins on the project, on 8.41 acres on Bella Breeze Drive, near the south end of the city.

Cole Partners Development Co. in Sacramento and Stockton-based The Grupe Co. are teaming up for the project, the third multifamily proposal the two companies have teamed up on locally in the last year. Requests for comment left with both companies were not returned.
Approved unanimously by the Lincoln planning commission last week, Twelve Bridges Apartments would consist of eight three-story buildings and a clubhouse, with gated access.

Units would consist of 41 one-bedroom, 110 two-bedroom and 38 three-bedroom units. Square footages for the units would range from 727 to 1,458 square feet. Rents would be market rate.

Amenities would include a clubhouse with a pet spa, swimming pool, kids playground, picnic area and dog park. There would also be 378 parking spaces.

Approvals included design review and reducing the number of parking spaces from 2.2 per unit to two per unit. The land, directly north of a Kaiser Permanente medical office building, is zoned for high-density housing, though much of Twelve Bridges is comprised of single-family homes.

Though Lincoln has seen rapid growth in recent decades, relatively little has been in the form of apartments, market rate or otherwise. It’s not clear how recently the city had another multifamily project of any size; the community development department didn’t return an inquiry.

Records show the land where the apartments are planned was included in a larger 29.3-acre sale in June for $17.68 million to homebuilder Century Communities of California LLC. That firm didn’t return a message seeking comment.
